Eligibility for Real Estate Investors

To qualify for the UAE Golden Visa as a real estate investor, you must meet the following criteria:

• Total Investment: Own real estate in the UAE with a total investment exceeding AED 2 million.
• Off-Plan Properties: For off-plan properties, the construction must be more than 50% complete. However, exemptions apply to villas, land, and townhouses where construction status is not a requirement. Additionally, if the total investment exceeds AED 6 million, the construction status requirement is waived.

Property Valuation Note

The Dubai Land Department only considers the book value of the property, not the market value. However, you have the option to undertake a revaluation of the property and update the book value.
